What are the best and most cost efficient ways to add value to your property, whether it be your home or a new project.

Tip 1: Update and improve the Kitchen

The kitchen is usually one of the first images a potential property buyer/renter will look at. This can be the difference between them giving you a call and scrolling to the next property in their price range.

  • Replace old cupboards
  • Add a new sink with modern fittings.
  • Add a new fridge freezer
  • Change or replace worktops
  • Give the kitchen a modern feel with a change in colour scheme

These do not need to be bank breaking improvements sometimes the smallest changes can bring your kitchen up to speed.

Tip 2: Make sure your property looks good from the outside

Similar to any interaction or meeting, when property viewings first impressions are important. If a potential tenant or buyer sees that the front of your property is looked after and has that inviting feel the viewing is off to a good start.

  • Paint or replace the front door
  • Ensure any porch or entry way is clear and clean with a fresh lick of paint.
  • Fix any broken sections of pathway & mow the lawn if applicable
  • Make sure front facing windows are clean and if needed replace.
  • Fix any imperfections in brick work
  • Make sure the entry is well lit

Tip 3: Update and improve the bathroom

Similar to the kitchen the bathroom is often a make or break for potential tenants and buyers. We can make some simple changes to make the bathroom much more modern and an attraction not a negative of your property.

  • Replace taps and handles to give a modern feel
  • Add a large mirror to open up the space and give tenants/buyers a clear use for the space

Tip 4: Paint and touch up throughout

This is the simplest and quickest way to add value, depending on the size of your property a skilled painter can paint throughout on a small time frame.

Tip 5: Ensure the property is ready to move into

This may sound obvious but it is not always a given, especially if you are currently living in the property.

Ensure that no work needs to be done at the property for the new tenant/buyer.

Tip 6: Give the garden some TLC

A well kept garden can make a property much more attractive to tenants/buyers. Allow them to envision themselves spending time in the garden during the summer.
